Commercial roof inspection costs in Australia generally range from $1,200 to $9,500 or more, depending on the size and complexity of the property. Some commercial roof inspections can exceed $15-20,000. The figures below gives a practical guide based on roof area:
Roof areas up to 300m² typically costs between $1,200 and $2,400, with a half-day inspection and report delivered within 1 to 2 business days.
Roof areas from 301m² to 600m² typically costs between $2,400 and $3,600, covering a half to full day on site.
Roof areas from 601m² to 900m² typically costs between $3,600 and $4,400, requiring a full day inspection.
Roof areas from 901m² to 1,500m² typically costs between $4,400 and $6,000, requiring one to one and a half days on site.
Roof area from 1,501m² to 3,000m² typically costs between $6,000 and $8,000.
Properties larger than 3,000m² are priced on application based on access complexity, roof type and location.

Roof complexity matters too. A simple pitched metal roof over a single structure is straightforward. A property with multiple roof levels, box gutters, penetrations, skylights, plant equipment, and varied drainage systems requires more time and more detailed reporting.
Number of structures on a single site increases inspection time. Inspecting three separate buildings at one address is not the same as inspecting one building of equivalent total area.
Access and location affects pricing where travel is required. For properties within our primary service area — Northern NSW and South East Queensland — travel costs are typically included in the base fee. Sydney metro, regional, and interstate properties may attract additional charges. Where multiple properties can be scheduled in the same region, we work to minimise travel costs accordingly.
Urgency can also affect cost. Priority reports with 48-hour turnaround attract a surcharge, subject to inspector availability.
What should be included in a commercial roof inspection report?
Price means nothing without understanding what you are paying for. A professional commercial roof inspection report should include the following as a minimum.
A full written condition assessment covering all roof elements inspected, photographic documentation of every defect and area of concern, defect classifications identifying issues as critical, major, or minor, maintenance recommendations with priority rankings to support budgeting decisions, and a professionally formatted PDF report suitable for use in asset management, compliance, or contractor briefing contexts.
