Portfolio Roof Assessments for Asset Managers & Community Housing Providers

Know which properties need attention first—and what to plan for next.

When you are responsible for multiple properties, individual inspection reports are only part of the picture. You also need to understand where risks are concentrated, which defects recur, and how roof expenditure should be prioritised across the portfolio.

Insight RI provides independent roof assessments and technical reporting across NSW and Queensland. We help Community Housing Providers and portfolio asset and facilities managers turn property-level findings into a clearer maintenance and capital planning program.

A consistent view across your roof assets

Different building ages, roof systems, repair histories and access arrangements can make a portfolio difficult to compare. An agreed inspection and reporting framework helps your team assess properties on a consistent basis while recognising the specific condition and use of each building.

The program can identify immediate concerns, recurring defect patterns, planned maintenance needs and longer-term replacement considerations. This gives asset managers a more structured basis for deciding which properties should receive attention first.

What your portfolio program can include

Property-level condition reports: documented defects, photographs and recommended actions for each inspected site.

Portfolio condition overview: a consolidated view of the assessed properties and important differences between them.

Defect trends: recurring issues by roof type, component or property group where the findings support comparison.

Risk and works priorities: a clear distinction between immediate concerns and work to include in forward programs.

Cost exposure: indicative rectification costs, with assumptions and exclusions identified.

CAPEX planning inputs: lifecycle considerations and a proposed sequence of roof expenditure for your planning horizon.

The proposal will define which outputs are included, the level of detail and the properties covered.

For Community Housing Providers

Your roof program must support property stewardship while accounting for occupied homes, access coordination and competing maintenance needs. We can scope inspections around your asset information and operational requirements, with reporting that helps property and asset teams explain priorities internally.

A CHP engagement may include residential buildings managed as an organisational portfolio. The program is defined by your asset management responsibilities and commissioning needs.

Start with the decisions you need to make

1. Define the program. Share your property list, available roof information, known issues and budget-planning timetable.

2. Agree the assessment scope. Confirm sites, access arrangements, reporting outputs and the inspection sequence.

3. Assess and report. Document site findings using the agreed framework and distinguish observed conditions from assumptions or inaccessible areas.

4. Prioritise the portfolio. Review significant risks, common defects and indicative expenditure to support property and works prioritisation.

Independent advice for procurement

Insight RI does not carry out roof repairs, sell roofing products or receive contractor commissions. The assessment is separate from the commercial return on the rectification work. You can use an agreed Scope of Works to brief contractors of your choice.

Can we stage a large portfolio?

Yes. Discuss your highest-priority properties and required reporting dates when requesting a proposal. A staged program can begin with a defined group of properties before extending across the portfolio. Findings from an initial group should not be treated as verified conditions at uninspected sites.

Can this become a recurring program?

We can discuss reassessment and follow-up requirements as part of the scope, including updates to condition information and reviews after rectification. Frequency should reflect the assets, known issues and your management needs.

Request a portfolio proposal

Tell us your organisation, the approximate number and location of properties, known roof issues and the decisions or budget cycle the program needs to support. We will use that information to scope a suitable inspection and reporting program.
