Why do I need a roof inspection if the roof isn't leaking?

Most roof failures develop gradually and show little or no internal signs until significant damage has already occurred. A professional roof inspection identifies early-stage deterioration, installation defects, and emerging risks before they escalate into leaks, structural damage, or costly emergency repairs.

An inspection allows owners and managers to plan maintenance, manage risk, and make informed capital expenditure decisions — rather than reacting to failures after they occur.

We already have a roofer or maintenance contractor - isn't that enough?

Roofing contractors typically assess roofs with the objective of quoting or carrying out repair work. While this can be appropriate, it does not provide an independent assessment of overall roof condition.

An independent roof inspection provides an objective, evidence-based evaluation with no vested interest in repair scope or cost. This allows building owners and managers to understand the true condition of their roof and make confident, informed decisions when reviewing contractor recommendations or quotes.

How is an independent roof inspection different from a quote?

A quote is typically focused on a specific issue or repair item. An independent roof inspection assesses the entire roof system, including materials, fixings, drainage, penetrations, workmanship, and overall performance.

The outcome is a documented condition assessment with photographic evidence, clear prioritisation of issues, and practical recommendations — not a sales proposal. This provides clarity, transparency, and long-term value.

Isn't a roof inspection expensive?

High quality, professional roof inspections and reports aren't typically cheap. However, compared to the cost of unplanned repairs, water damage, operational disruption, tenant claims or insurance disputes, a roof inspection represents a relatively small, one-off investment.

More importantly, it often helps prevent unnecessary or premature works by clearly identifying what requires attention now, what can be monitored, and what can be planned for later.

Do you use drones to carry out inspections?

Yes. Some building owners and managers prefer us to use drones however, drones can't climb under plant stages and HVAC installations, look under flashing and gutter overhangs, lift detached and unsecured sheeting and fixtures or measure things like roof pitch, sheet thickness, batten spacings and flashing coverage. 

Drones are helpful for surface level investigation of inaccessible or unsafe roof areas so in some cases they are the next best option to boots-on-roofs inspections.

Clients receive a detailed, easy-to-understand report that includes:
• An overall assessment of roof condition
• Identified defects and areas of concern supported by photographic evidence
• Risk-based prioritisation of issues
• Recommendations for maintenance repairs that comply with Australian Standards and manufacturers specifications, or monitoring and further investigation
• A prioritised Scope of Works that can be shared with contractors and maintenance staff to get everyone on the same page with what needs to be done

What will I actually get from the inspection?
Do I have to fix everything you identify?

No. A roof inspection does not obligate you to carry out any works. Its purpose is to provide clarity — allowing you to understand which issues are critical, which are preventative, and which can be safely deferred.

This enables rational decision-making rather than reactive repairs.

When is the best time to have a roof inspected?

Ideally, roofs should be inspected periodically and before issues become urgent — for example, after severe weather events, prior to purchasing a property, before warranty expiry, before handover of new builds, or as part of ongoing asset management.

Early inspection provides the greatest value by maximising planning time and minimising unexpected costs.

Do you carry appropriate insurance?

Yes. We hold appropriate professional indemnity and public liability insurance for commercial and industrial roof inspections, providing peace of mind that our advice and reporting is backed by suitable cover.

Will the inspection disrupt building operations?

In most cases, no. Inspections are planned to minimise disruption and can almost always be carried out without affecting occupants or operations. Where access or safety requirements apply, we coordinate in advance to ensure the inspection is completed efficiently and safely.

Are your inspectors height safety certified?

Yes. Our roof inspectors carry up-to-date height safety certification as well as EWP tickets, Working with Children Cards (for sites such as child care centres) and QBCC Contractor licences
