A Roof Inspection Report is Just the Beginning
Our clients receive more than just a standalone inspection report. We aim to work as a trusted extension of your maintenance and asset management team, providing ongoing support beyond the initial inspection. This can include follow-up inspections after rectification works have been completed, portfolio-wide inspections and reporting, and technical assistance when engaging and briefing contractors. The goal is to ensure issues are properly addressed, works are carried out to a level that meets or exceeds Australian Standards and manufacturers specifications, and roofing assets continue to perform as intended over time.
What Does a Detailed, Actionable Roof Inspection Report Look Like?
Each report is tailored to the building, roof system, and inspection scope, but typically includes:
• A clearly annotated roof map
This is based on the latest satellite imagery or a high-level drone image so your maintenance team, contractors and insurance assessors can see exactly where every issue is on the roof.
• Executive Summary
A clear overview of the roof’s condition, key risks, and priority issues.
• Preliminary Assessment
Before the inspection begins, initial measurements are taken to determine the exactly type and profile of the roof covering and drainage system. From there we can assess whether or not the roof and drainage has been correctly installed to manufacturers specifications and Australian Standards.
• Roof Condition Assessment
Identification of defects, code violations, deterioration, and performance concerns across roof coverings, flashings, penetrations, drainage systems, external fixtures and height safety installations.
• Photographic Evidence
All identified issues are accompanied by high-resolution photos and images of excerpts from Standards Australia SA HB 39:2015, AS 1562.1:2018 and the Lysaght Roof and Walling Installation Manual to support findings and eliminate ambiguity. We also reference the BlueScope Technical Bulletins where necessary to ensure our recommendations are accurate, up-to-date and compliant.
• Risk-based prioritisation
Issues are categorised by severity and urgency to assist with maintenance planning and budgeting.
• Compliance and workmanship observations
Commentary on apparent non-compliance, installation quality, and performance risks, where evident.
• Practical recommendations
Clear guidance on requiring further investigation, rectification, monitoring, or maintenance actions. All recommendations are based on Australian Standards, manufacturers specifications and industry best-practices.
• Prioritised Scope of Works
An easy-to-read, colour-coded table that clearly details recommended actions in order of priority, supporting efficient contractor quoting, rectification and capital planning.
Our deliverables are structured to go beyond just the identification of issues. Reports include enough measured and quantified information to enable trade contractors to prepare preliminary cost estimates directly from the documentation. This reduces ambiguity, shortens the procurement process, and assists owners and managers in evaluating cost comparisons efficiently.
